Our Concept
How CARLL Village Works
The CARLL Model
Sharing Resources. Reducing Costs. Building Community.
CARLL Village is built around the idea that retirement living can become more affordable and meaningful when seniors live as a small, supportive community.
Instead of each person carrying every cost alone, members share facilities, responsibilities, buying power and daily support. This helps reduce living expenses while creating a stronger sense of purpose, belonging and connection.

Affordable Living Through a Non-Profit Structure

Affordable by Design
Saving Through Sharing
CARLL Village is built around the idea that living together as a community can reduce everyday costs. By sharing responsibilities, buying in bulk, using communal facilities and managing the village as a non-profit collective, members can enjoy a more affordable retirement lifestyle.
The common denominator to affordability is saving by sharing.
Shared Resources
Communal spaces and facilities help reduce the need for every member to carry the same costs alone.
Bulk Purchasing
Food, daily products and services can be sourced more affordably when purchased as a group.
Member Involvement
Members can contribute their skills and time, helping to reduce unnecessary running costs.
Community-Based Income
Small “for-profit” initiatives, such as home-made and home-based products, catering and guest accommodation, can create additional income for the benefit of members. CARLL can also employ and train staff within these businesses to reduce the load on members and support the running of the village. A portion of these profits can also support the CARLL Charitable Trust, which is dedicated to elderly care within the community.
Non-Profit Structure
The focus remains on long-term sustainability and affordability, with income used to help reduce members’ living costs.
Smart Construction
Building Efficiently to Keep Costs Lower
CARLL Village aims to reduce development and maintenance costs by using an efficient construction method and a dedicated CARLL building team. By avoiding unnecessary profiteering during the village build, the focus remains on long-term affordability for members.
The Future House construction method, developed in Italy 28 years ago, is quick, efficient and practical. It offers strong insulation, structural strength and faster building times, and has been accredited by South African building authorities. This supports the CARLL goal of creating a sustainable and affordable retirement village.

No Profiteering

Long-Term Sustainability
The construction approach supports affordable, sustainable and practical village living.
Care & Support
Support That Grows With the Community
As members grow older, CARLL Village aims to provide practical care support within the village environment. The focus is on dignity, comfort and being surrounded by people who know, understand and care for one another.
CARLL Village is not a medical facility, but the concept includes caring facilities and support staff to assist members when their needs change.
- Caring facilities within the village framework
- Support from qualified care staff
- A familiar, family-like environment
- Practical support as needs change
